Following settlement of dilapidations with the outgoing tenant, Purdey Silvester specified and tendered works to one office floor and some common parts, including reception areas. She acted as Contract Administrator under JCT Intermediate Contract, overseeing the project to completion on behalf of the Landlord which involved:
- The removal of tenant installations and subsequent repairs works to the office area following a lease end event.
- Due to the extent of the tenant alterations new ceiling and lighting were required throughout, along with alterations to the AC and ventilation systems. Close liaisons with the letting agent’s with regards to finishes for the type of tenant it was expected this space would attract were required for both the office accommodation and reception areas.
- Consideration of other tenants in the building was particularly challenging when executing noisy works, such as installing a new ceiling grid, and consequently works were carefully planned and phased with tenant liaisons throughout.
- Works were completed on time, within budget and to a high standard.
As a result of the successful settlement of the dilapidations claim and the subsequent works, Purdey was then involved in monitoring the tenant fit out which started almost as soon as the project works finished. The quality of the Landlord project works ensured a good covenant tenant who still remains in occupation.
